Palm Beach Investment Trends in 2026 and Where Capital Is Going

Table of Contents

Money has been moving into Palm Beach faster than the inventory can absorb it. West Palm Beach alone has added more than 9,500 residents since 2020, and the county’s long-range projections put the city near 156,600 people by 2050. That kind of demand pressure shows up first in pricing and second in where developers decide to build. Both signals are pointing the same direction right now.

The question for anyone deciding where to put capital isn’t whether Palm Beach is growing. It’s which slice of the market still has room before the uplift is priced in. A few areas stand out.

Waterfront and near-waterfront condos

The Related Ross buildout along North Flagler is the single biggest force in the local market. One Flagler opened in 2025. South Flagler House is scheduled to deliver in 2027, with a top unit reportedly priced at $72.5 million. There are roughly 1,200 new condominium units in various stages of approval along North Flagler, and a material share sits inside Related’s pipeline. Direct waterfront in that corridor is expensive and getting more so. The more interesting money is one block inland, along Olive and Dixie, where units trade at a discount purely because they lack the view. Any infrastructure that narrows the gap between waterfront and second-ring stock, like the proposed Flagler Drive park, tends to reward the cheaper side of that trade.

Class A office in the downtown core

West Palm Beach has spent the last few years pulling financial firms out of New York and Chicago, and the office numbers reflect it. Vacancy sits around 11 percent, Class A asking rents are in the high $40s to low $50s per square foot, and the metro has roughly 1.6 million square feet of office under construction, which ranks it near the top five nationally for office development. That is a thin pipeline against the demand. Quality Class A and well-located Class B in the downtown core still has runway, particularly anything that can serve the financial tenants who want a Palm Beach address without Manhattan rent.

Industrial near the airport

The least glamorous category is often where the cleaner yields sit. Industrial space around Palm Beach International Airport and the I-95 Belvedere interchange stays in demand because there is almost no way to make more of it. A recent listing near that interchange ran 32,751 square feet across two warehouse buildings on under two acres. Cold storage, last-mile distribution, and flex space all compete for the same scarce parcels. For an investor who wants cash flow over appreciation, this is the corner of the market to watch.

Medical office and branded residential

Two smaller threads are worth a line each. Medical office in submarkets next to the major hospital networks has held up regardless of what the broader office market does, because the tenants don’t leave. And branded residential, the projects pairing condos with hotel-style service, keeps drawing buyers who want five-star amenities and will pay a premium for the name on the door. Neither is a contrarian play. Both are durable.

The risk worth naming

The obvious counterweight to all of this is price. Luxury medians in West Palm Beach went from roughly $407,000 in 2020 to near $3 million by 2023, and luxury values are up something like 187 percent over the decade. A lot of the easy appreciation has already happened. The opportunities that remain are the ones that require underwriting a specific building, corridor, or tenant, not just betting that Palm Beach goes up. That is a healthier market to invest in, but it asks more of the buyer.

The capital is here. The discipline is in choosing which version of Palm Beach exposure you actually want.
